Starting at 6:30 a.m. Friday, May 5th, the city of Miami will launch its free downtown rubber-tire trolley system that officials hope will persuade people to “ditch the car and hitch a ride’’ for short jaunts to work, play, eat and shop.
The orange-and-green, retro-style trolleys will run every 15 minutes and take passengers on Biscayne Boulevard south from the Omni district, across the Miami River to the end of the Brickell financial and residential district, with marked stops at every block. The air-conditioned trolleys will run 6:30 a.m. until 11 p.m. every day but Sunday. Special runs will be added for Sunday Miami Heat playoff games. The trolleys will also make three loops: one around Mary Brickell Village, another out to Brickell Key, and a third past Margaret Pace Park just north of the old Omni complex.
Because the trolley will also stop at or near Metromover and bus stations, the Downtown Development Authority says, it will give downtown Miami a densely interconnected transit system unrivaled by any other city in Florida. “A deficiency judgement is an unsecured money judgement against a borrower whose mortgage foreclosure sale did not produce sufficient funds to pay the underlying promissory note, or loan, in full,” said Dania Fernandez, Esq. in her recent Resource Living article. Here are ways you can avoid a deficiency judgement:
- Stop the Foreclosure
- Loan modification
- Short Sale
- Deed in Lieu of Foreclosure
- File for Bankruptcy
“In short sales and Deed in Lieu, many times the lender will waive their right to a deficiency. Both involve specific documentation that should be reviewed by an attorney,” she continued. Bankruptcy should be considered only if all other options have failed. As with all legal matters, consult an attorney before making a decision.

“
Most of 2011 saw building permits increase in both Broward and Miami-Dade, though the recovery has been spotty. In Miami-Dade, the long view looks even uglier. Single-family permits were up 51 percent in Miami-Dade in February, the most recent month with local data. That amounted to an average of 107 permits filed per month. In February 2005, the average monthly permit count was 747, so the latest numbers mark a decline of 86 percent.
Both counties are showing permit activity that’s fairly close to levels seen in 2010, a time when tax-credits helped spur a brief recovery in construction.”

Garage: replace poisonous windshield wiper fluid with a make-it-yourself solution by combining seven cups of distilled water, one-half cup isopropyl alcohol and one-half teaspoon eco-dishwashing liquid. Properly dispose of old wiper fluid at a hazardous waste centers: http://www.miamidade.gov/publicworks/chemical-collection.asp The Centers are located in West Dade at 8831 NW 58th Street, and in South Dade at 23707 SW 97th Avenue Gate-B.Normal hours of operation are Wednesday through Sunday, from 9 a.m. to 5 p.m. The centers are available to non-commercial residents only. Dade County has a population of 2,300,000 plus (DMV). If only half of the population has a car and each replaces their wiper-fluid (est. 2quarts), we would eliminate 575,000 gallons of toxic fluid from our Dade County run-off waters each year.
Chemical air fresheners: Remove bad odors instead of covering them up, said Crissy Trask, founder of GreenMatters.com and author of “It’s Easy Being Green: Handbook for Earth-Friendly Living. “In a University of California study, chemical air fresheners were found to have higher concentrations of polluting volatile organic compounds (VOC) than any other household cleaning product. Long-term exposure to some VOC”s have been linked with adverse health effects, she concluded. .
