Over the last 60 days there have been 31 closed sales totaling $73,787,921. These sales included the highest sale in Miami Dade county this year: 88 La Gorce closed for $16M on June 11th. The total closed sales in Miami Beach have reached: $182,008,121. This is a huge out performance of last year considering that this time last year only $92,010,425 in sales had closed.
There are currently 385 active listings in Miami Beach ranging from $29M to $149,900.
Number of listings priced over $10 million: 20
Number of listings priced over $1 million: 244

Coral Gables sales are continuing to hold strong as summer progresses. There were 30 sales in the last 30 days ranging from $2.750M to $265,000. These closed sales bring the total closed inventory in Coral Gables to $188,325,382. This number is well out-performing last years sales, and with another $84,026,300 in pending sales, the pace of sales is not showing signs of slowing.
The active inventory has been decreasing over the past few months as well. There are currently 460 homes on the market in the Gables totaling just over $982 million.

There are currently 469 homes on the market in the Gables which accounts for just under $1 billion worth of Miami Dade County inventory. The homes range in price from $24.5 M to $210,000
Over the last 30 days, there have been 30 closed sales in the Gables totaling: $27,044,380. These new sales bring the total closed Coral Gables inventory for 2010 to: $176,126,562. This time last year the total sales were $121,754,523. This means that 2010 sales are out-selling 2009 by 44.6%, and with the pending inventory in Coral Gables at $83,101,985, it looks as though this year will continue to out-sell last year.

Year to date, $109,655,200 worth of inventory has closed on Miami Beach. This time last year only $46,565,150 had closed. This is a 135% out-performance of last year’s numbers!
In the last 30 days there has been quite a substantial amount of activity: 30 sales have closed totaling $19,655,200 worth of inventory. Also, there are currently 65 pending sales totaling $88,505,500!
2010 sales in Miami Beach have already surpassed 2009 sales by $63 million and with the additional pending inventory, there is huge potential for this year to be one for the books!

Inventory is reducing in size as sales continue to hold!
Prices have decreased enough to begin to bring the real estate market back to a state of equilibrium. This will still take some time but we are certainly on our way! The current total inventory has finally fallen below $1 billion. The inventory in Coral Gables stands at 464 homes listed at approximately $999,225,074.
This year alone, Coral Gables has closed 134 sales totaling $159,267,182. This time last year there were only 87 closed sales totaling $91,693,197 . The County of Miami-Dade has closed 3,020 sales this year totaling $963,430,884
2010 home sales in Miami Dade county are outperforming 2009 sale by 17.8% so far!
