Brickell/Biscayne free Trolley Starts Service

imagesStarting at 6:30 a.m. Friday, May 5th,  the city of Miami will launch its free downtown rubber-tire trolley system that officials hope will persuade people to “ditch the car and hitch a ride’’ for short jaunts to work, play, eat and shop.
The orange-and-green, retro-style trolleys will run every 15 minutes and take passengers on Biscayne Boulevard south from the Omni district, across the Miami River to the end of the Brickell financial and residential district, with marked stops at every block.  The air-conditioned trolleys will run 6:30 a.m. until 11 p.m. every day but Sunday. Special runs will be added for Sunday Miami Heat playoff games. The trolleys will also make three loops: one around Mary Brickell Village, another out to Brickell Key, and a third past Margaret Pace Park just north of the old Omni complex.
Because the trolley will also stop at or near Metromover and bus stations, the Downtown Development Authority says, it will give downtown Miami a densely interconnected transit system unrivaled by any other city in Florida. Revamping Coconut Grove’s Waterfront

MapImagepP44LDz3f3TBQL-640mThe City of Miami is looking to revamp its Coconut Grove waterfront by city hall, ending long-standing(1976) relationships with Grove Key Marina, Scotty’s Landing and Chart House restaurant, which combined paid the city last year just over $600,000 rent.  The city recently issued two requests for proposals for the city-owned properties, one for 3385 Pan American Drive for use as a marina/boatyard and an outdoor restaurant, which currently houses the marina and Scotty’s Landing, and another for 51 Charthouse Drive, where the Chart House restaurant sits.

Winning proposals on the approximate 5 acre property will have to renovate, lease, and operate the sites.  The city is seeking to improve the revenue capacity of the marina/boat yard facility and calls for a tenant that will transform the property into a state-of-the-art complex. The deadline for proposals are due by June 15th.  The maximum initial term lease is 40 years, with two options to renew for five years.

Earth Day: Make a Difference

bp1In celebration of  Earth  Day here are a few reference sites and simple actions you can take within your home to help detox our local environments in a few mindful steps.

Garage:  replace poisonous windshield wiper fluid with a make-it-yourself solution by combining seven cups of distilled water, one-half cup isopropyl alcohol and one-half teaspoon eco-dishwashing liquid.  Properly dispose of old wiper fluid at a hazardous waste centers: http://www.miamidade.gov/publicworks/chemical-collection.asp  The Centers are located in West Dade at 8831 NW 58th Street, and in South Dade at 23707 SW 97th Avenue Gate-B.Normal hours of operation are Wednesday through Sunday, from 9 a.m. to 5 p.m. The centers are available to non-commercial residents only.  Dade County has a population of 2,300,000 plus (DMV).  If only half of the population has a car and  each replaces their wiper-fluid (est. 2quarts), we would eliminate 575,000 gallons of toxic fluid from our Dade County run-off waters each year.

Chemical air fresheners:  Remove bad odors instead of covering them up, said Crissy Trask, founder of GreenMatters.com and author of “It’s Easy Being Green: Handbook  for Earth-Friendly Living.  “In a University of California study, chemical air fresheners were found to have higher concentrations of polluting volatile organic compounds (VOC) than any other household cleaning product.  Long-term exposure to some VOC”s have been linked with adverse health effects, she concluded.  .

Revisiting Taxpayer Relief Act

imagesAt tax-time, reviewing tax rules as it applies to home owner ship is worth looking at again.  “Under the Internal Revenue Code, mortgage interest is deductible from income but not to the extent that it is attributable to an outstanding mortgage principal balance of more the $1 million,” said Tom Kelly, in his Sunday Miami Herald article.  “Similarly, interest payable on a home equity line of credit that is used to finance home improvements is deductible, but not to the extent that is it attributable to an outstanding loan balance of more than $100,000,” Kelly added.  It is important to remember that the $1 million and $100,000 caps are applied per residence, not per taxpayer

The Taxpayer Relief Act “replaced the “rollover” provision and $125,000 over-55 exclusion,” he continued.  Today, a taxpayer can qualify for a tax exclusion of $250,000 ($500,000 for married couples) provided they have owned and used the property as a principal residence for two out of the five years prior to the date of sale.  The limit on the number of times a taxpayer can claim this exclusion is once in any two-year period.  As always, speak to your accountant for professional tax advise as it applies to your real estate transactions.

Name that Architectural Style and Detail!

From RealtorMag.Realtor.org this informative guide will help you identify an architectural style you prefer so you can better communicate it to your realtor.  Take a look to match your current home or find a new style:
Residential Styles | Structural Elements

Victorian

Victorian architecture dates from the second half of the 19th century, when America was exploring new approaches to building and design.

Advancements in machine technology meant that Victorian-era builders could easily incorporate mass-produced ornamentation such as brackets, spindles, and patterned shingles. The last true Victorians were constructed in the early 1900s, but contemporary builders often borrow Victorian ideas, designing eclectic “neo-Victorians.” These homes combine modern materials with 19th century details, such as curved towers and spindled porches. A number of Victorian styles are recreated on the fanciful “Main Street” at Disney theme parks in Florida, California, and Europe.
