The “W” on South Beach
Today I visited the “W” on South Beach. This is a great building with 408 units. The price per square foot I reference in my video is for selected units. The prices vary from floor to floor and location on the floor. The prices range from $772,900 for a studio to $6.6 M for a 3 bedroom ocean-front unit per the official price list. The building is what is called a hotel-condo project in which the owners of units participate in a hotel pool of units that are rented out when not in use by the owners. This is great for buyers that would use this as a vacation home, however, a word of caution; these hotel-condo projects are difficult to get financing for. Currently the maintenance fee is $1.30 per square foot.
