There are currently 34 new construction homes offered for sale in Coral Gables. They range from $599,900 ($243.96 per square foot) to $24.5 M ($1,490.72 per square foot); with a total inventory of: $143,277,899.
So, how many of the sales this year have been new construction homes? Of the 82 closed sales in the Gables this year, 3 have been new construction ranging from $1.330M ($366.69 per square foot) to $6.25M ($667.74.) The home that sold for $667.74 per square foot was located on the water with access to the bay, and the average sale price for all 3 homes is: $457 per square foot.

Good morning Coral Gables!
I am pleased to report that the market is continuing to move in the right direction! In the last 7 days there have been 6 closed sales totaling $5,815,900. This brings the grand total for sales this year in the Gables to $96,015,238. As a reminder, there are 31 days left before the deadline for tax credit programs(deadline is April 30th.)
Currently there are 475 homes on the market in the Gables. Even if you will not be taking advantage of a tax credit program on your purchase, there are still great deals to be made. I have been monitoring the market carefully and I am seeing an aggressive amount of activity in regards to home purchases compared to this time last year. This post is dedicated to new constructions on Miami Beach. There are currently 15 new construction homes on the Beach priced over $5 million(there are several offered below $5 M as well.) All of the homes included in this post are waterfront; the most expensive priced at $19.5 M.
Currently the average list price per square foot is $916 but of course this is an average and does not take into account location and certain qualities a home may have. Within the last 3 months, there was only one new construction home that sold for $5.4 M or $667 per square foot. The home had 70 ft on the water and offered 6 bedrooms, 7 full baths and 1 half bath. We are almost 3 months into the new year and the city of Coral Gables has had $88,224,438 in sales thus far. Twenty three of these closed sale have been over $1 million and the other 49 closed sales start at $167,200. The highest priced closed sale in the Gables was $8.5 million and closed on March 12th. The market has started out strong and from what I see out in the field there is plenty of momentum building behind it. I had two open houses this weekend and both had a stampede of buyers come in. This is the first time in a long time that buyers have walked into my open houses feeling confident about purchasing a home.
As the stock market pushes forward continues to increase consumer confidence, and buyers continue to take advantage of the tax credits available, we are going to see a great year for real estate! Call us today so we can help you to find the home you have always wanted!

Miami Beach currently has 272 homes priced over $1 million on the market. Of these homes 173 are listed as waterfront; the least expensive is priced at $1,049,000 and the most expensive at $29,900,750. Since the start of 2010, there have been 12 closed sales totaling $54,968,000. Of these closed sales, 9 were $1 million+. This is a great time to buy the home you have always wanted! Just as an example; one of these closed sales was listed at $13.5 million and sold for $9.5 million. That’s $4 million off the list price!

There are currently 85 pending sales in Coral Gables ranging from $6.2M to $84,900. It is very clear that we have movement across the board, not just isolated demand. The inventory is no longer “sitting on the shelf” but rather being purchased at an impressive rate as prices and tax incentives have compelled buyers to act. Our sellers have also become very motivated to get their homes sold which has increased results for the Real Estate industry as a whole. It is more important than ever to stay ahead of the market and finally after a few years we are making headway with the inventory.
There are 486 homes currently for sale in Coral Gables. This may seem like a large number of homes however, 64 homes have closed just this year totaling $73,244,238! This equates to $940,000 in sales PER DAY! Above you will find a short slide show of some pending homes in the Gables.

Good Morning Coral Gables! What a great week it has been so far. The total sold inventory in Coral Gables for 2010 has reached $70,150,238! Just two days ago I reported the total at $49,781,238. This is going to be a great year for real estate so give us a call and let’s make it happen for you!

This just goes to show that the market as a whole is moving along at an impressive pace, as prices have dropped to the point where buyers feel compelled to take action. Today I visited the “W” on South Beach. This is a great building with 408 units. The price per square foot I reference in my video is for selected units. The prices vary from floor to floor and location on the floor. The prices range from $772,900 for a studio to $6.6 M for a 3 bedroom ocean-front unit per the official price list. The building is what is called a hotel-condo project in which the owners of units participate in a hotel pool of units that are rented out when not in use by the owners. This is great for buyers that would use this as a vacation home, however, a word of caution; these hotel-condo projects are difficult to get financing for. Currently the maintenance fee is $1.30 per square foot. Just 13 days ago I reported the total closed inventory for the Gables at: $35,225,200. Now less than two weeks later, the total closed inventory for Coral Gables is currently: $49,781,238. This represents a 41% increase($14,556,038) in just two weeks!
Now is a great time to purchase a home in an area you have always wanted to move to. The first time home buyer tax incentives will be over in April so getting to contract ASAP is imperative at this point if you would like to take advantage of the program.
