This home was listed at $12.7 million and sold for $9.750 Million
$ 12,700,000 - $9,750,000
= $2,950,000 BELOW ASKING PRICE
That means if your budget was 9-10 million you could possibly buy a house listed at $13 Million. Of course not all houses will sell for this much below asking price but as you can see from this sale, it is very possible and does happen.

Currently there are 81 pending sales in Coral Gables with prices ranging from $4.5 million to $102,900. Coral Gables is holding a consistent 70-80 pending sales.
Within the last week there have been 5 closed sales. Prices for these sales range from $5 million to $203,000. The average sale price per square foot is $405 for these closed sales.

Average Sale price per square foot in Cocoplum: $ 560
Average Sale price per square foot in Gables Estates: $ 977

It is nice to see that the pending sale we have been tracking are turning into closed sales. Currently there are 77 Pending sale in the Gables. 16 sales have closed within the last 30 days. These are just the numbers for Coral Gables, which is very small in comparison to the entire South Florida real estate market. In the entire Miami Dade county, 616 Sales have closed in the last 30 days, and in Miami Dade, Broward and Palm Beach a combined 2,096 home sales have closed.
